
A HIP contains information about the property to be sold, including a sale statement, copies of local searches and evidence as to who currently owns the property. The HIP is intended to save the buyer time and money by providing much of the necessary information on a property at the outset. The HIP also contains an Energy Performance Certificate (EPC). The EPC contains advice on the energy efficiency of appliances within the property and contains advice on how to cut CO2 emissions and reduce fuel bills.
In the vast majority of cases the HIP will be prepared by the Estate Agent acting for the seller of the property although some Solicitors also offer this service to their clients.
